Vancouver is our home base. We cover Hazel Dell to Fisher’s Landing.

Housing across Vancouver

Vancouver’s housing covers a wide range: an older core near Fort Vancouver, postwar and 1960s-and-later suburbs, and newer builds around Salmon Creek and east of I-205. The decades differ, but the rain and the heating season are the same, and a window that was standard in 1975 is not standard now.

What tends to go wrong

In the older postwar neighborhoods, we see aluminum sliders and first-generation vinyl windows with failed seals. A foggy pane that never clears is a failed seal, not a cleaning problem (see fogged windows). Closer to the historic core, the usual problems are wood sashes that stick, drafts at the lock, and single-pane glass that loses heat all winter. Newer Salmon Creek and east-county builds are usually fine. When they are not, it is typically a builder-grade window worth a second opinion, not a structural issue.

What we do here

We do window installation both ways: replacing windows in existing houses and setting windows on new construction in the growing parts of the city. We measure the actual opening, not a guess from the neighborhood’s build year, and write the estimate before anything is ordered. Choosing a material? See vinyl vs. fiberglass. Pricing the job first? See what a Washington replacement actually costs.

Nearby: Camas, Washougal, Battle Ground, Ridgefield, La Center, and Woodland. We install to the same standard in every one of them.

We also work in Battle Ground, Brush Prairie, Camas, La Center, Ridgefield, Washougal, and Woodland.

Looking at siding instead of windows? We take siding work in Vancouver too: fiber cement and wood siding.

Real work, real jobs

What we actually install.

Every photo below is a real Clearview job — not stock, not staged. We don't tag which town each one was shot in, so we won't claim these three are in Vancouverspecifically; they're a fair sample of the finished result you'd get here, installed to the same standard.

Questions from Vancouver homeowners

Which Vancouver neighborhoods do you actually cover?

All of them. Hazel Dell, Salmon Creek, Felida, Orchards, Cascade Park, downtown, Fisher's Landing — Vancouver is home base, so the drive is short no matter which part of the city you're in.

My house is older. Does that rule out a simple window swap?

It depends on the frame, not the age. If the existing frame is still square and solid, the job is simpler. If it's rotted, out of square, or the old frame is metal, it takes more work. We measure every opening and tell you the right approach in the written estimate. See [what each opening needs](/guides/what-your-openings-need).

Do you set windows in new Vancouver subdivisions?

Yes — Salmon Creek and the newer builds east of I-205 are common jobs. See new construction for what we need from a builder before we schedule a set date.
